Terms & Conditions
The following terms and conditions apply to
all of our property rentals
Booking and payment terms
- All quoted prices and all payments due
are in EUROS (€).
- In order to validate a booking a deposit
of 35% of the total rental quoted must
be paid within 7 days from the date
of confirmation, or 3 days if the rental
period starts within 8 days or less.
Details on where to send the deposit
with be supplied at the time of confirmation
of the booking.
- The outstanding balance is to be paid
6-10 weeks prior to arrival.
- For many properties we are required to
ask for a €250 (average) deposit
against damages in addition to the
outstanding rental balance due on arrival.
The value of damage deposit
required will vary from property to property.
- The deposit will be refunded promptly
on the day of departure or maximum within
7 days once the property and inventories
are checked and no damages or missing
items are reported. If this condition
applies to your rental you will be notified
before you book.
- Payment of this 'damages deposit'
is to be made on arrival.
- Customers are required to provide for
themselves all necessary insurances
against personal injury, damage, theft,
cancellation, delay, etc. We reserve
the right to check that this insurance
is in place, as required by property
owners. Usually we will request a faxed
copy of the insurance cover.
- The deposit is non-refundable and in
case of a cancellation cannnot be refunded
for any reason whatsoever.
- Credit Card payments will include
a 3% surcharge.
Arrival & Departure
- Unless otherwise stated, check in is
from 3pm onwards.
- All properties must be vacated by 12pm
midday in order for us to prepare the
property for the next incoming guests.
General Property rules
- No visitors are allowed on the premises
without our express permission. Any
breach of this condition will be subject
to either a retrospective payment or
a request to vacate the premises without
notice. Retrospective payments will
be charged at the full rate plus 10%.
- Absolutely no pets are allowed unless
by written agreement from the owner.
- We are not responsible for any noise
or disturbance going on in the nearby
area such as traffic or construction
works. If we are aware of any kind
of noise in the area before your arrival
we will do our best to move you to
a different and if possible similar
scale property.
- Water, electricity and gas consumption
are included in the price, except for
long term rentals and some winter letting
properties. In some properties
ovens are gas operated so please use
these services wisely.
- Maid service is provided once a week
for rentals of more than 7 nights.
- No refund of monies paid can be made
for breach of booking terms and/or
property rules.
- No sub-letting or lending of the property
is permissible under any circumstances.
- We want to offer you an enjoyable and
stress free holiday. It is important
that you contact us immediately so
that we can take the necessary steps
to resolve any problems/issues or special
requirements you may have. We hope
you have a pleasant stay and look forward to
your future custom.
General Property Descriptions
Although we try to maintain accurate descriptions
of all our properties we cannot take responsibility
for innaccuracies as property specifications
change from time to time. If there is anything
you want us to specifically verify then please
state this clearly during your communication
with us prior-to or during the booking process.
If you come across any errors then we would
be grateful if you could point these out to
us so they can be corrected.
Property pricing and descriptions
Prices: Where there
are two prices specified for a given month,
e.g Lm75/Lm85 the
first price is applied from the
1st - 15th of the month and the second price
applies from the 16th- end of the month.
Off-road Parking: This
usually means there is parking space within
or adjacent-to the property boundaries, or
is off the immediate public road. this could
be a drive way, a parking area, or a car-port.
In some cases such as apartments this could
be shared with adjoining properties. Public
parking is usually possible next-to or close
to all properties.
Phone/Internet access: Many
properties have telephones that can receive
incoming calls at no cost, but outgoing calls
are usually charged as a pay-phone or by buying
a phone card. Internet access is usually charged
for a daily additional charge, but may be free
with some properties. Usually we will state
this on the relevant property page.
Air-conditioning: More
and more properties now offer air-conditioning.
In general most properties offer this facility
for a small additional charge. This is usually
stated on the relevant property page.
